What a bunch of boring graphs can tell us about the past, present, and future real estate market.
Expired Listings: Expired listings occur when the listing agreement between buyer and seller expires and the property essentially comes off the market. While expired listings can tell us a number of things on the micro level, the macro findings show the temperature of the market in general.
Lots of expired listings = Buyer's Market
Low expired listing count = Seller's Market
Notice the CRAZY number of expired listings in 2006-2008 (the financial and lending crisis). Nobody could sell their home unless it was for pennies on the dollar.
Notice the "spikes" in expired listings... These occur in December/January when many agents set the listings to expire arbitrarily. This is not a reflection of the market during those months, but rather an anomaly.
Like expired listings, the number of months of inventory can gauge the overall temperature of the real estate market. Think of months of inventory like the most basic laws of Supply and Demand. When there are 4-6 months of inventory currently for sale, Supply and Demand are about equal. This creates a strong market. When Supply of houses goes up, buyers have much more to choose from and can negotiate better prices causing a Buyer's Market.
