Maybe you're not looking in the right place...

As a realtor that lives and breathes my job, I see almost every property right when it hits the market. Many of them are priced high, because it's a "seller's market" after all, and it'll sell anyway. As Donald Trump would say, "WRONG!"

Here's the scoop - If the property is under $300,000 and has been on the market for 30+ days, it's very likely overpriced. Most properties (not on the water) over $300,000 take more than 72 days to sell. That's not the magic number, it's just the average time on market according to the MLS.

Buyers, here's the trick to finding the best deals - be the first person inside every new listing that fits your criteria and do NOT be afraid to offer full price or even a few thousand above asking price if it is something you want! I personally offered $1,000 above asking price on a house for my family if the seller accepted our offer before midnight the day I wrote it. They took it and were happy, and I was happy because we got a great deal on a house that was probably underpriced to begin with compared to everything else for sale in the area.
